New Homes in Colorado Springs – Century Communities September 14th, 2011

Century Communities currently has two new home sites in Colorado Springs:  Barrington Heights and The Vistas at Nor’Wood.  Both communities are located in the Northeast area of Colorado Springs in School District 11 and conveniently located near Cottonwood Park, schools, and shopping.

Barrington Heights is located on the corner of Dublin and Rangewood and the Vistas at Nor’Wood are located near the corner of Saddle Rock and Rangewood.  Both communities offer beautiful 2-story townhomes with an attached 2-car garage.

The Vistas at Nor’Wood is a good option for buyers who want a townhouse similar to those at Barrington Heights but prefer a lower price range or smaller floor plan.

El Paso County Home Sales for August 2011 September 8th, 2011

Home sales increased by 4.3% in El Paso County for the month of August when compared to July and sales were 20.9% higher when compared to August 2010!

There were 144 additional single family home sales in August 2011 when compared to August 2010. There were also 1,355 additional single family homes for sale in August 2010. In order for the Colorado Springs real estate market to stabilize and to create more demand, inventory levels need to remain low while home sales continue to increase and we are starting to see that occur.

Compared to the previous month of July, the average sales price ($221,371) and the median sales price ($191,000) decreased.  Last August, the average sales price was $246,072 and the median sales price was $205,000.

El Paso County Inventory Statistics for August 2011 September 8th, 2011

Home inventory slightly increased by .3% for the month of August when compared to six months ago (March).  Compared to the previous month of July, there was a decrease in single family homes for sale.

In August 2010, single family Inventory in the Pikes Peak MLS was higher and there were 688 single family home sales compared to 832 sales in August 2011. Compared to this time last year, months of inventory for Colorado Springs is lower.

For August, Single Family Home Inventory in the Pikes Peak MLS is sitting at 5.4 months (compared to 5.9 months in July).  Looking at statistics over the past six months, we are at 5.8 months inventory.

The months of inventory has improved considerably in Colorado Springs. As long as the inventory levels remain at these levels and sales increase, the market will continue to improve. There is a balanced market in Colorado Springs when inventory sits at 6 months.
