3 ways to lower your property taxes in Colorado Springs January 31st, 2012

Property taxes are paid twice a year and included in the mortgage payment for most homeowners in Colorado Springs.  The amount of a homeowner’s property taxes varies depending on the location and market value of the property in Colorado Springs.  In case you don’t already know, there are a few ways to save on your property taxes if you qualify:

1.  Appealing your property taxes – If you feel the assessed value of your home is incorrect, you may elect to file an appeal.  The typical time to appeal on your property taxes is from May 1st to May 31st of each year.  The El Paso County Assessor does require that the sold comparables used in the appeal process are within a specific time frame.  If the Assessor’s office honors your appeal, your property taxes will be adjusted for the following year.  The next assessment will occur in May 2013 since the El Paso County Assessor re-evaluates the value of homes in Colorado Springs every two years (on the odd year).

2. Senior Property Tax Exemption Program – Homeowners that are 65 years or older and have lived in the property as their primary residence for at least 10 years may qualify for the tax exemption program offered by the El Paso County Assessor.  Those who qualify can have their property taxes lowered up to 50% (of the first $200,00 in property value).  Contact the El Paso County Assessor’s office for more information about this program at 719-520-6600.

3. Disabled Veteran Exemption Program – Homeowners who are honorably discharged veterans and occupy the property as their primary residence may qualify to have their property taxes lowered by 50% (of the first $200,000 in property value).  To find out if you qualify, please contact the El Paso County Assessor’s office for more information at 719-520-6600.

There are some new ones added as well as some great favorites!  The drive should take around 2.5 hours (including watching time and coffee breaks).  Remember that most places shut off their lights by 10 on weekends and 9 on weekdays.  Have fun and please pass this on to anyone who would like them!

New Homes in Colorado Springs – Century Communities September 14th, 2011

Century Communities currently has two new home sites in Colorado Springs:  Barrington Heights and The Vistas at Nor’Wood.  Both communities are located in the Northeast area of Colorado Springs in School District 11 and conveniently located near Cottonwood Park, schools, and shopping.

Barrington Heights is located on the corner of Dublin and Rangewood and the Vistas at Nor’Wood are located near the corner of Saddle Rock and Rangewood.  Both communities offer beautiful 2-story townhomes with an attached 2-car garage.

Monthly HOA dues at Barrington Heights are $125 and includes trash removal, snow removal, and maintenance of common areas.  The HOA dues at The Vistas at Nor’Wood are $149/month which includes trash removal, snow removal, maintenance of common areas, and future pool.

There is a noticeable difference when buyers compare the townhomes at Barrington Heights and The Vistas at Nor’Wood to others in Colorado Springs.  The townhomes built by Century Communities have vaulted ceilings, large master suites, spacious kitchens, many windows, upper level laundry, and functional floor plans.

The Vistas at Nor’Wood is a good option for buyers who want a townhouse similar to those at Barrington Heights but prefer a lower price range or smaller floor plan.

Reunion Homes ~ Colorado Springs June 17th, 2011

If you are looking to purchase a new home in Colorado Springs that is affordable, airtight, and Energy Star Qualified, Reunion Homes may be the right choice for you. Located in school district 49, Reunion Homes is currently building in the Wilshire subdivision (adjacent to Jessica Heights) near the intersection of Constitution and Marksheffel.  The area is not only close to Peterson Air Force Base but near shopping and restaurants located along Powers Blvd as well.

HOA dues are affordable at $415/year ($34.50/month) and includes trash removal.  The neighborhood is part of the Constitution Heights Metro District which is reflected in homeowners’ property taxes.  Basically, the metro district serves to pay for the infrastructure, water/sewer lines to Cherokee Water District, and Akers Drive.  There are future plans for a commercial quarters to be built on Akers Drive (north of Constitution and south of Carefree).

Reunion Homes offers a variety of floor plans that are functional for every day living ranging from the low $200′s to the upper $200′s.  The laundry room is on the upper level and if you are looking for a bonus room or loft, Reunion Homes offers a loft in the upper level of their floor plans as well.  The master bedroom is very spacious with an adjoining bathroom and large walk in closet.  Their open floor plans feature large kitchens that open up to the living area.

Willow Creek – New Homes in Colorado Springs June 7th, 2011

Willow Creek is a newer subdivision located in the Northeast area of Colorado Springs off of Woodmen Rd near the intersection of Union and Woodmen and is located in School District 20.  There are a total of 37 lots in Willow Creek ranging from 6,000 sq. ft. to nearly 19,000 sq ft.  On average, most of the lots are around 6,600 sq. ft. in Willow Creek.  The lots in this area offer beautiful views and many have unobstructed views of Pikes Peak as well.  Many of the homes being built also have walkout basements since the lots can accommodate them.

Currently, Vanguard Homes and Creekstone Homes are building new homes in the community; existing properties in the area include homes built by MasterBilt and Classic.  Homes available through Vanguard start in the upper $200′s and Creekstone Homes start in the lower $200s.

I was surprised how quiet the area was even though Willow Creek is located  off of Woodmen Rd.  Although the area is conveniently located, left turns are not allowed when entering or exiting the neighborhood.  This can be an inconvenience for residents particularly during periods of high traffic on Woodmen during the day.  Since the neighborhood is small, people who like taking long walks or runs will probably have to leave the neighborhood to access other areas or trails.  There is a trail nearby (off of Union) that provides access to Cottonwood Park.  HOA dues in the area are currently $75/month (includes trash removal).

New Homes in Colorado Springs – Forest Meadows May 27th, 2011

Forest Meadows is a newer subdivision in school district 49 and is located East of Powers and Woodmen off of Black Forest and Vollmer Rd.  The single family homes in Forest Meadows range from the high $100s to the low $200s making it an affordable area for new homes in Colorado Springs.  The HOA dues are $35 per quarter (includes garbage).  The neighborhood currently has one park with a playground and a second pocket park is going to be added in the near future.  Shopping off of Woodmen Road and Penrose hospital are conveniently located near Forest Meadows.  Although building started in 2007, development in the area has been slow due to the real estate market.  It looks like things are picking up in the area and there are still remaining lots available.
