2011 Real Estate Stats for Colorado Springs and El Paso County January 30th, 2012

There were a total of 8,459 single family home sales in El Paso County in 2011 compared to 8,185 in 2010. Take a look below to view the total sales for major areas in Colorado Springs and surrounding areas.

The Powers area of Colorado Springs had more home sales than any other area in Colorado Springs for the seventh year in a row. The Northeast area came in second with the Southeast and East areas following not too far behind.

Looking at all of El Paso County, Fountain Valley had the highest number of single family home sales (1,100) and surpassed the Powers area by 278 home sales.

Yearly Home Sales in Colorado Springs

As you can see in the graph below, there was a 3.3% increase (274 additional sales) in Single Family Home Sales in 2011 when compared to 2010. Compared to five years ago, sales were 15.4% lower in 2011. Although there were more single family home sales in 2011 when compared to 2010, both the average and median sales price are lower than the previous year.

El Paso County Home Sales for December 2011 January 18th, 2012

Home sales increased by .9% in El Paso County for the month of December when compared to November and sales were 19% higher when compared to December 2010.

There were 22 additional single family home sales in December 2011 when compared to December 2010. There were also an additional 1,042 single family homes for sale in December 2010.  Inventory levels continue to remain much lower than they were around this time last year in Colorado Springs.

Compared to the previous month of November, the average sales price ($210,688) decreased and the median sales price ($185,000) remained the same for a third month in a row. Last December, the average sales price was $232,939 and the median sales price was $198,500.

El Paso County Inventory Statistics for December 2011 January 18th, 2012

Home inventory has decreased by 30% for the month of December when compared to six months ago (July).  Compared to the previous month of November, there was also a decrease in single family homes for sale.

In December 2010, single family Inventory in the Pikes Peak MLS was not only higher but there were fewer single family home sales when compared to sales in December 2011. Compared to this time last year, months of inventory for Colorado Springs is much lower.

For December, Single Family Home Inventory in the Pikes Peak MLS was sitting at 5 months (compared to 5.7 months in November). Looking at statistics over the past six months, we are at 5.6 months inventory.

The months of inventory has improved considerably in Colorado Springs.  As long as the inventory levels remain at these levels and sales increase, the market will continue to improve.  There is a balanced market in Colorado Springs when inventory sits at 6 months.

El Paso County Home Sales for November 2011 December 6th, 2011

Home sales decreased by 14.9% in El Paso County for the month of November when compared to October and sales were 19% higher when compared to November 2010.

There were 103 additional single family home sales in November 2011 when compared to November 2010.  There were also an additional 1,079 single family homes for sale in November 2010. Inventory levels continue to remain much lower than they were around this time last year in Colorado Springs.

Compared to the previous month of October, the average sales price ($218,230) decreased and the median sales price ($185,000) remained the same. Last November, the average sales price was $233,286 and the median sales price was $198,000.

In November 2010, single family Inventory in the Pikes Peak MLS was not only higher but there were 542 single family home sales compared to 645 sales in November 2011. Compared to this time last year, months of inventory for Colorado Springs is lower.

For November, Single Family Home Inventory in the Pikes Peak MLS is sitting at 5.7 months (compared to 5.2 months in October). Looking at statistics over the past six months, we are at 5.6 months inventory.

Home inventory decreased by 16.8% for the month of October when compared to six months ago (May). Compared to the previous month of September, there was a decrease in single family homes for sale.

In October 2010, single family Inventory in the Pikes Peak MLS was not only higher but there were 631 single family home sales compared to 758 sales in October 2011. Compared to this time last year, months of inventory for Colorado Springs is lower.

For October, Single Family Home Inventory in the Pikes Peak MLS is sitting at 5.2 months (compared to 6.2 months in September). Looking at statistics over the past six months, we are at 5.7 months inventory.

The months of inventory has improved considerably in Colorado Springs. As long as the inventory levels remain at these levels and sales increase, the market will continue to improve. There is a balanced market in Colorado Springs when inventory sits at 6 months.

El Paso County Home Sales for October 2011 November 3rd, 2011

Home sales increased by 12.8% in El Paso County for the month of October when compared to September and sales were 20% higher when compared to October 2010.

There were 127 additional single family home sales in October 2011 when compared to October 2010.  There were also an additional 1,165 single family homes for sale in October 2010. Inventory levels continue to remain much lower than they were around this time last year in Colorado Springs and that is a good sign.

Compared to the previous month of September, the average sales price ($221,534) increased and the median sales price ($185,000) decreased. Last October, the average sales price was $240,326 and the median sales price was $200,000.

El Paso County Home Sales for September 2011 October 7th, 2011

Home sales decreased by 19.2% in El Paso County for the month of September when compared to August and sales were 11.4% higher when compared to September 2010.  Just as we’ve seen over previous years, home sales tend to decrease this time of year due the start of the school year.

There were 69 additional single family home sales in September 2011 when compared to September 2010. There were 1,360 additional single family homes for sale in September 2010. Inventory levels continue to remain much lower than they were last year in Colorado Springs.

Compared to the previous month of August, the average sales price ($218,526) and the median sales price ($187,250) decreased.  Last September, the average sales price was $230,419 and the median sales price was $195,000.

Home inventory decreased by 8.4% for the month of September when compared to six months ago (April). Compared to the previous month of August, there was a decrease in single family homes for sale.

In September 2010, single family Inventory in the Pikes Peak MLS was higher and there were 603 single family home sales compared to 672 sales in September 2011. Compared to this time last year, months of inventory for Colorado Springs is lower.

For September, Single Family Home Inventory in the Pikes Peak MLS is sitting at 6.2 months (compared to 5.4 months in August). Looking at statistics over the past six months, we are at 5.8 months inventory.

The months of inventory has improved considerably in Colorado Springs. As long as the inventory levels remain at these levels and sales increase, the market will continue to improve. There is a balanced market in Colorado Springs when inventory sits at 6 months.

El Paso County Home Sales for August 2011 September 8th, 2011

Home sales increased by 4.3% in El Paso County for the month of August when compared to July and sales were 20.9% higher when compared to August 2010!

There were 144 additional single family home sales in August 2011 when compared to August 2010. There were also 1,355 additional single family homes for sale in August 2010. In order for the Colorado Springs real estate market to stabilize and to create more demand, inventory levels need to remain low while home sales continue to increase and we are starting to see that occur.

Compared to the previous month of July, the average sales price ($221,371) and the median sales price ($191,000) decreased.  Last August, the average sales price was $246,072 and the median sales price was $205,000.
