Homes sales decreased by 6% in El Paso County for the month of October when compared to September 2009.

There were 124 additional single family home sales in October 2009 when compared to October 2008. There were also an additional 1,388 single family homes for sale in October 2008.  Despite the market inventory being lower, home sales have increased.

The average ($213,352) and median ($187,995) sales price decreased when compared to the previous month of September. The average sale price slightly decreased by $1,496 and the median sale price slightly decreased by $1,905.

Statistics for October were more promising than the previous month.  Although we have seen a decrease in the average and median sales price, it is not unusual since we are entering a slower time of year for real estate in Colorado Springs.
Homes $200,000 and below are still selling more quickly due to increased first time home buyer traffic.  Now with the buyer tax credit being extended through June 30, 2010, we can expect to see more home buyers enter the real estate market.
