Colorado Springs Area Home Sales

 

 Home Sales in Colorado Springs Areas

Single family home sales in June varied by area as can be seen in the pie chart above.

The Powers area had more single family home sales in June 2008 than any other area of Colorado Springs. The Northeast and Briargate areas also had a large percentage of the total single family home sales in Colorado Springs  last month.

These statistics give you an idea of which areas of town buyers are looking in for homes and which areas of Colorado Springs have the most real estate activity. 

Overall, the West side has had fewer sales than any other Colorado Springs area consistently over the past few years.  Although the number of home sales are lower in this area, so is the home inventory ; there are currently 181 homes for sale in the West area of the Springs.  On the other hand, the Powers area may have the highest home sale in June 2008 but it also currently has 590 homes for sale in the MLS.

Yearly Home Sales for Briargate - Colorado Springs

The area of Briargate is located in school district 20 in the northern area of Colorado Springs.  Homeowners in this area have access to shopping, several parks, and golf courses.  Homes in Briargate offer beautiful mountain views and many Cul-de-Sac neighborhoods. 

Below is a graph of home sales in the Briargate area from 2001-2007; home sales for 2008 are currently at 399 for the year.  Looking back to 2001, Briargate has had a total of 7,260 home sales to date.  This area of Colorado Springs continues to be a desirable area for many home buyers.

With financing regulations tightening up in the mortgage industry, many buyers ask if it is still possible to purchase a home in Colorado Springs with zero down. Due to the subprime mortgage mess, many of loan products are no longer available to buyers such as the 80/20  or 100% financing options. There are options out there for first time home buyers so if you have time, shop around and see what different lenders can offer you.

Hold off on large purchases when buying a home in Colorado Springs

If you are looking to purchase a home in Colorado Springs it is best to avoid making any large purchases.  Having inquiries on your credit and increased debt as a result of buying a new car can affect your credit score.  If your credit score drops as a result of making an expensive purchase, you may not be able to get the necessary financing in order to buy a home. 

Many buyers ask their lender if they can place a downpayment on an expensive item and the answer to that question is usually "no."  It is best to wait until after closing day to make any deposits or purchases for boats, motorcycles, etc...  If you need to make an expensive purchase, always ask your lender first in order to avoid potential problems with your loan.

Colorado Springs Market Report- Greenbriar Park

Greenbriar Park is a desirable area to live in if you are looking for a home on the north end of town; it is close to the intersection of Dublin and Union. It is located in School District 11 with many conveniences nearby. Many of the homes in this area were built in the 1980's and have larger lots. Cottonwood Park is within walking distance of Greenbriar Park and offers a newer playground, Frisbee golf, trails, tennis courts, basketball courts, baseball fields, soccer fields, and a rec center that is fun for the whole family with a workout room, wave pool, lazy river, and waterslide. If you have children and live in the area, there is plenty to do at Cottonwood Park and it is only minutes away! The park can get pretty busy during the spring and summer months with sports, runners, and outdoor concerts.

Colorado Springs Market Report- Dakota Ridge

Dakota Ridge is located near Vista Grande in the Northeast Area of Colorado Springs and is bordered by Austin Bluffs, Rangewood, and Flintridge.  Richmond and Allure homes border the outer rim of the area and beautiful semi-custom and custom homes that are located around the Saddle Rock area are situated on larger lots. 

There are many places to walk or jog in this Colorado Springs Neighborhood and there is a trail system along the ridge behind Saddle Rock as well.

Real estate tip #1 for sellers in Colorado Springs

The real estate market is competitive in Colorado Springs and sellers need to be aware of similar homes that are for sale and how they stack up against their own.  Many sellers are unaware of other homes for sale in the area that are not only selling for less, but are also in better condition.  No wonder their home is not selling! 

Sure buyers like all of the extra bells and whistles in a home but when it comes down to it, they prefer a lower mortgage payment instead of all of the upgrades. Avoid doing any major improvements to your home, instead, focus on curb appeal, de-cluttering, and staging your home.  If you have completed any major upgrades, you may not see a large return on your money depending on the type of upgrade completed.  Ask your Colorado Springs realtor about what upgrades or improvements you should make to your home in order to sell quickly.

Colorado Springs Market Report - Ridgeview at Stetson Hills

Many sellers are offering creative incentives to buyers to make their home stand out from other houses for sale in Colorado Springs.  Sellers are offering cruise tickets, televisions, closing costs, and even offering to pay a buyer's  HOA dues for an entire year.  Although a plus, incentives should not heavily influence a buyer's decision when looking for a home.

There is no longer a redemption period for homeowners in Colorado Springs as of January 2008.  In other words, once a Colorado Springs home goes to sale through the El Paso County Public Trustee and is sold to a buyer, the homeowner no longer has 75 days to redeem the property like in the past.
