				<content:encoded><![CDATA[<p>Home inventory levels have increased by 24.3% for the month of May when compared to six months ago. There was also an increase in home inventory when comparing to the previous month of April. The inventory levels are still low, resulting in an improved real estate market in Colorado Springs.</p>
<p>In May 2012, there were only 40 additional homes for sale but there were fewer sales. Due to low inventory, especially in the lower price ranges, the market continues to be very competitive among home buyers.</p>
<p>For May, Single Family Home Inventory in the Pikes Peak MLS was sitting at 3.3 months (compared to 3.6 months in May). Looking at statistics over the past six months (all price ranges), we are at 3.8 months inventory.</p>
<p>The months of inventory has improved considerably in Colorado Springs. There is a balanced market in Colorado Springs when inventory sits at 6 months. Due to low home inventory, the market continues to look good for sellers in Colorado Springs.</p>

				<content:encoded><![CDATA[<p>Home sales increased in El Paso County by 19.5% for the month of May when compared to the previous month of April which isn&#8217;t surprising since we are in the busy season of real estate for Colorado Springs. Compared this time last year, single family home sales are 20% higher.</p>
<p>There were 189 fewer single family home sales in May 2012.  Compared to the previous month of April, the average sales price ($249,700) and the median sales price ($215,250) increased. Last May, the average sales price was $233,065and the median sales price was $210,000. Low inventory is creating more demand and home prices have increased when comparing to last year at this time. Prices are climbing again in Colorado Springs.</p>

				<content:encoded><![CDATA[<p>Many sellers assume they are eligible for a short sale without speaking to their bank first.  Home sellers with an FHA loan need to be aware of a factor that may not allow them to short sale their property.</p>
<p>Home owners who rented out their property for 18 months or more are not eligible for a short sale with an FHA loan.</p>
<p>When it comes to short sales, home owners have the option to submit a  request for a variance to FHA for an exception be made but not with this guideline.  If you are a home seller considering a short sale, contact your bank to find out if the property is eligible for a short sale first.  If you are able to proceed with a short sale, contact a Colorado Springs Real Estate agent with short sale experience.</p>

				<content:encoded><![CDATA[<p>The real estate market i<a href="http://www.patricia-beck.com/blog/wp-content/uploads/2013/06/for-sale-house.jpg"><img class="alignleft size-full wp-image-5880" style="margin-left: 5px; margin-right: 5px;" alt="Group of houses on sale" src="http://www.patricia-beck.com/blog/wp-content/uploads/2013/06/for-sale-house.jpg" width="267" height="200" /></a>n Colorado Springs is picking up and the fix and flip market is coming alive again.  Investors are looking for a deal, with the competition among other buyers and home prices on the rise, the bargains are a little tougher to come by.</p>
<p>If nicely done, fix and flips don&#8217;t last.  Buyers can tell when a flip is finished hastily and will pass on those homes and look for something better.</p>
<p>One thing buyers cannot determine as easily is whether or not a home is contaminated with meth.  Buyers need to use caution when purchasing a home that was previously a foreclosure.  Chances are the investor did not test the property so it is really up to the purchaser to ensure a home is not contaminated.  Even when homes are completely remodeled, a home can still be contaminated.</p>
<p>Should investors who plan on flipping a home be required to test it for meth and disclose findings to buyers when it is for sale?  It would be unfortunate for investor to find out a home is contaminated as a result of a buyer having a meth test performed after all of the remodels have been paid for and completed.  The buyer can walk away but the investor has to deal with a contaminated home, requiring disclosure to future buyers unless it has undergone remediation and that isn&#8217;t cheap.</p>

The inventory levels are much lower than we have seen in previous years, resulting in an improved real estate market in Colorado Springs and the market is definitely picking up!</p>

				<content:encoded><![CDATA[<p>Home sales increased in El Paso County by 7.5% for the month of April when compared to the previous month of March which isn&#8217;t surprising since we are in the busy season of real estate for Colorado Springs. Compared to the same time a year ago, single family home sales were 18.9% higher in April 2013.</p>
<p>There were also 148 fewer single family home sales in April 2012.Compared to the previous month of March, the average sales price ($235,161) and the median sales price ($214,925) increased. Last April, the average sales price was $221,125 and the median sales price was $192,525. Low inventory is creating more demand and home prices have increased when comparing  to last year at this time. Prices are climbing again in Colorado Springs.</p>

<p>Nationwide Open House Weekend is around the corner!  You can stop by any listing that is participating in the Nationwide Open House Weekend on April 20th and 21st.  How do you know if a house for sale is being held open this weekend in Colorado Springs?  All you need to do is go to <a href="http://www.ppar.com" target="_blank">PPAR.com</a> and click on the Open House Search icon.  When you do, you will have the option to search for homes one of two ways:  Price Range or Area.</p>
<p>After performing the search in the price range of $375,000 to $400,000 I see my listing on 10466 Pictured Rocks Dr is at the top of the list (see below).</p>

				<content:encoded><![CDATA[<p>Home sales increased in El Paso County for the month of March when compared to the previous month of February which isn&#8217;t surprising since we are in the busy season of real estate for Colorado Springs. Compared to the same time a year ago, single family home sales were 20% higher in March 2013!</p>
<p>There were also an additional 225 single family homes for sale in March 2012. Inventory levels continue to remain lower than they were around this time last year in Colorado Springs.</p>
<p>Compared to the previous month of February, the average sales price ($239,623) and the median sales price ($212,000) increased. Last March, the average sales price was $217,097 and the median sales price was $189,000. Low inventory is creating higher demand and home prices are higher than last year at this time. Prices are climbing again in Colorado Springs.</p>

				<content:encoded><![CDATA[<p>Home inventory levels have decreased by 13.3% for the month of March when compared to six months ago. There was also a very slight increase in home inventory when comparing to the previous month of February. The inventory levels are much lower than we have seen in previous years, resulting in an improved real estate market in Colorado Springs and the market is definitely picking up!</p>
<p>In March 2012, there were 225 additional homes for sale. Due to low inventory, especially in the lower price ranges, the market continues to be very competitive among home buyers.</p>
<p>For March, Single Family Home Inventory in the Pikes Peak MLS was sitting at 3.5 months (compared to 4.6 months in February). Looking at statistics over the past six months (all price ranges), we are at 4.2 months inventory.</p>
<p>The months of inventory has improved considerably in Colorado Springs. There is a balanced market in Colorado Springs when inventory sits at 6 months. Due to low home inventory, the market continues to look good for sellers in Colorado Springs.</p>

<p>In many instances, closing delays are caused by last minute issues with the loan or additional documents the underwriter may require to approve the loan for a purchaser.  Even if the loan is approved but fund at closing, on time, the seller may not allow the purchaser to move in until it has funded.</p>
<p>Those purchasing foreclosure properties, particularly VA Repos are also experiencing delays.  There have been a few reported instances where closings for purchases of VA Repos were delayed as much as two weeks!</p>
<p>There may also be situations where the seller does not move out on time for whatever reason causing delays for the purchaser.</p>
<p>When you purchase a home in Colorado Springs, you hope not to experience any closing delays but just in case, have a plan B and work with a Colorado Springs Realtor that is knowledgeable and experienced!</p>

<p>2. Consideration of utilizing an E.T. irrigation system, if you want details about this ask us and we can explain what exactly this is.</p>
<p>3. Proper fertilization. We will be utilizing a new fertilizer this year that will help condition the soil as well as address the basic nutrition needs of the plant. Over time this product will help alleviate lawn stress by building a healthier root system and helping the soil to retain moisture by increasing the organic content in the soil. 				<content:encoded><![CDATA[<p>Home sales slightly increased in El Paso County for the month of February when compared to the previous month of January. Compared to the same time a year ago, single family home sales were 29% higher in February 2013!</p>
<p>There were 150 additional single family home sales in February 2013 when compared to February 2012! There were also an additional 189 single family homes for sale in February 2012. Inventory levels continue to remain lower than they were around this time last year in Colorado Springs.</p>
<p>Compared to the previous month of February, the average sales price ($222,357) and the median sales price ($199,000) decreased for a second month in a row. Last February, the average sales price was $212,551 and the median sales price was $176,750. Low inventory is creating higher demand and home prices are higher than last year at this time.  It will take some time, but prices will start climbing again in Colorado Springs.</p>

				<content:encoded><![CDATA[<p>Home inventory levels have decreased by 18.4% for the month of February when compared to six months ago. There was also a very slight decrease in home inventory when comparing to the previous month of January We typically see a lower number of homes for sale during this time of year. Still, the inventory levels are much lower than we have seen in previous years, resulting in an improved real estate market in Colorado Springs.</p>
<p>In February 2012, single family Inventory in the Pikes Peak MLS was higher. Compared to this time last year, months of inventory for Colorado Springs is much lower (189 fewer homes for sale). Due to low inventory, especially in the lower price ranges, the market continues to be very competitive among home buyers.</p>
<p>For February, Single Family Home Inventory in the Pikes Peak MLS was sitting at 4.6 months (compared to 4.4 months in January). Looking at statistics over the past six months (all price ranges), we are at 4.5 months inventory.</p>
<p>The months of inventory has improved considerably in Colorado Springs. There is a balanced market in Colorado Springs when inventory sits at 6 months. Due to low home inventory, the market continues to look good for sellers in Colorado Springs.</p>

There was also a very slight decrease in home inventory when comparing to the previous month of December. We typically see a lower number of homes for sale during this time of year. Still, the inventory levels are much lower than we have seen in previous years, resulting in a better real estate market in Colorado Springs.</p>

				<content:encoded><![CDATA[<p>Home sales decreased by 6% in El Paso County for the month of January when compared to the previous month of December. Compared to the same time a year ago, single family home sales were 39% higher in January 2013!</p>
<p>There were 186 additional single family home sales in January 2013 when compared to January 2012! There were also an additional 227 single family homes for sale in January 2012. Inventory levels continue to remain lower than they were around this time last year in Colorado Springs.  In fact, we haven&#8217;t seen inventory this low in many years.</p>
<p>Compared to the previous month of December, the average sales price ($227,575) and the median sales price ($205,000) decreased. Last January, the average sales price was $204,814 and the median sales price was $172,250. Low inventory is creating higher demand. With many sellers receiving multiple offers, we will see home sale prices continue to move upward.</p>
