El Paso County Home Sales for January 2013

Home sales decreased by 6% in El Paso County for the month of January when compared to the previous month of December. Compared to the same time a year ago, single family home sales were 39% higher in January 2013!

There were 186 additional single family home sales in January 2013 when compared to January 2012! There were also an additional 227 single family homes for sale in January 2012. Inventory levels continue to remain lower than they were around this time last year in Colorado Springs.  In fact, we haven’t seen inventory this low in many years.

Compared to the previous month of December, the average sales price ($227,575) and the median sales price ($205,000) decreased. Last January, the average sales price was $204,814 and the median sales price was $172,250. Low inventory is creating higher demand. With many sellers receiving multiple offers, we will see home sale prices continue to move upward.
