El Paso County Home Sales for June 2012

Home sales slightly decreased by 8.5% in El Paso County for the month of June when compared to the previous month of May.  Sales were 29.8% lower when compared to June 2011.  Looking solely at 2012, this is the first month that sales took a dip since the beginning of the year.

There were 26 fewer single family home sales in June 2012 when compared to June 2011. There were also an additional 1,057 single family homes for sale in June 2011. Inventory levels continue to remain much lower than they were around this time last year in Colorado Springs.

Compared to the previous month of May, both the average sales price ($245,938) and the median sales price ($211,214) increased and have been steadily increasing since the beginning of the year. Last June, the average sales price was $215,741 and the median sales price was $185,000. Buyers are continuing to take advantage of the opportunity to purchase a home with the current low interest rates and home prices.
